Suburb guide

Buying in Vaucluse & Rose Bay.

Quiet streets, harbour beaches and big views, between the city and South Head.

My view

Where I grew up.

I grew up in Vaucluse, so I know this suburb very well, and I still do. Vaucluse and Rose Bay are two of the most popular family suburbs in the east. Buyers come for larger homes, harbour beaches and a quieter pace, still only 20 minutes or so from the city.

Rose Bay has a mix of houses and apartments around the bay, the shops and the ferry. Vaucluse is mostly houses, many on larger blocks with harbour or ocean views.

Views, aspect and land size drive value here. A home with a protected, wide harbour view can be worth far more than one a few doors away.

A little history

From colonial estates to harbour family life.

Vaucluse is named after a valley in Provence, France. Sir Henry Browne Hayes, an Irish convict, gave his estate the name in 1803. William Charles Wentworth later bought it and built Vaucluse House, which he worked on from 1827. The house and gardens are now a museum.

Rose Bay is named after George Rose, a British Treasury official, and the name was in use as early as 1788. From 1938 flying boats left Rose Bay for London, making it Sydney’s first international airport. Seaplanes still take off from the bay today.

Both suburbs grew steadily through the 1900s, with large family homes on the harbour slopes and apartment blocks around Rose Bay. Today they are among the most established family suburbs in Sydney.

Where people buy

The pockets I know.

Each part of these suburbs offers something different.

Rose Bay around the bayApartments and houses near the promenade, the shops, the ferry and Lyne Park. It suits downsizers and buyers who want the water at the end of the street. Views and building quality vary a lot.
Rose Bay northFamily homes on quieter streets near the schools, Royal Sydney and the Woollahra golf course. It is popular with families who want space close to Kambala and Kincoppal. Many homes are older and need a careful look.
Vaucluse harbour sideLarger homes near Nielsen Park, Parsley Bay, Kutti Beach and the harbour beaches, many with water views. This is where I grew up and it remains one of the most sought after family areas in Sydney. The view, the slope and the garden drive value here.
Vaucluse ocean sideHomes towards Dover Heights and the cliffs, some with wide ocean views. It is often quieter and can offer more land for the money than the harbour side. Exposure to the weather and the condition of older homes are worth weighing up.
Living here

Beaches, schools and getting around.

  • Harbour and beaches. Kutti Beach, Nielsen Park and Shark Beach, Parsley Bay, Camp Cove nearby, the Rose Bay promenade and Lyne Park.
  • Schools. Kambala, Kincoppal Rose Bay, Rose Bay Public, Vaucluse Public and Rose Bay Secondary College, with Cranbrook and Scots close by.
  • Golf and sport. Royal Sydney and Woollahra golf courses in Rose Bay, plus sailing and paddling on the bay.
  • Getting around. Ferries from Rose Bay to Circular Quay, buses along New South Head Road and a short drive to Bondi Junction.
My buying tips

What I tell buyers here.

  • Protect your view. A view is only as good as its protection, so it is worth understanding before you pay for it.
  • Check the slope. Many streets are steep. Access, drainage, retaining walls and parking all matter.
  • Older homes need care. Many homes here are 50 to 100 years old. A thorough building inspection is essential, especially near the water.
  • Schools drive demand. Homes near Kambala, Kincoppal and the local public schools are always in demand, and hold their value.
