Suburb guide

Buying in Bellevue Hill.

Grand family homes on a ridge between the harbour and the ocean, with some of Sydney’s best known schools on the doorstep.

My view

Why families buy here.

Bellevue Hill is one of the suburbs I am asked about most, and I know it very well. It is a family suburb at heart. Many buyers want a larger home with a garden and a pool, close to Cranbrook, Scots, Kambala and the other schools nearby.

It is also one of the most private markets in Sydney. A large share of the best homes sell off market or through quiet approaches, and many owners would rather not see their home on the portals at all.

Prices vary a lot from street to street. Harbour views, land size, a level block and the walk to school can each move the price by millions, so knowing the streets matters here more than almost anywhere else.

A little history

From Vinegar Hill to Belle Vue.

Early convicts called the area Vinegar Hill, after a battle in the 1798 Irish uprising. Governor Macquarie disliked the name and called it Belle Vue, for the view from the top of the hill, which is now Bellevue Park.

Much of the land belonged to the Cooper Estate and was released in large leaseholds from the 1850s. Grand homes followed, including Cranbrook, built for Robert Tooth. From 1901 to 1917 Cranbrook was Government House and home to three governors, and in 1918 it became the heart of the new Cranbrook School.

Wider building began in the 1910s, after the tram line to Bondi made the hill easier to reach. Many of the early mansions on streets such as Ginahgulla Road are still heritage listed today.

Where people buy

The pockets I know.

Bellevue Hill has several distinct parts, and each suits a different buyer.

The harbour sideLarger homes on the northern slopes, many with harbour and city views and big gardens. This is the top end of the Bellevue Hill market. The quality of the view and the size of a level garden drive the price more than anything else.
Around the schoolsFamily homes within walking distance of Cranbrook, Scots and Kambala. These streets are always in demand, especially from families planning for the next ten years or more. Being able to walk to school adds value that holds when you sell.
Near Cooper ParkLeafy streets above Cooper Park, with a mix of family houses and apartments. It feels quiet and green, with the bush walks and tennis courts on the doorstep. Some streets are steep, so access and the usable garden vary a lot.
The Bondi sideHouses and apartments on the southern streets towards Bondi Junction and Bondi. It is often the most affordable way into a Bellevue Hill address, with easy access to the station and the beach. It suits younger families and buyers upsizing from an apartment.
Living here

Beaches, schools and getting around.

  • Schools. Cranbrook and Scots College are in Bellevue Hill, with Kambala, Kincoppal Rose Bay, Ascham and Moriah close by. Bellevue Hill Public School is the local primary school.
  • Parks. Bellevue Park at the top of the hill, Cooper Park with its tennis courts and bush walks, and the harbour beaches a short drive away.
  • Shops and cafes. Small village strips on Bellevue Road, with Double Bay, Rose Bay and Bondi Junction all a few minutes away.
  • Getting around. Buses to Edgecliff and Bondi Junction stations, and a quick drive to the city.
My buying tips

What I tell buyers here.

  • Most of the best homes sell quietly. Being known to the local agents is essential here. Many of the best homes never reach a portal.
  • Land and slope matter. A level, usable garden is rare on the hill and worth a lot. The slope, the access and the orientation all matter.
  • Check heritage controls. Several streets have heritage listed homes or conservation controls. If you plan to rebuild, it is worth knowing what council will allow first.
  • Think about the school run. Walking distance to a school adds real value and makes a home easier to sell later.
  • Price the street, not the suburb. Two similar homes a few streets apart can differ by millions. Each home needs to be valued on its own street and view.
