Buying in Bronte & Clovelly.
Two small beach suburbs side by side on the coastal walk, with Tamarama just to the north. Family homes, a big park, ocean pools and a real village feel.
Why families love it here.
I live next door in Waverley, so Bronte and Clovelly are my local beaches. I know these suburbs very well, and they are two of the most requested areas my family clients ask me about.
Both are small, so very few houses come up each year. Buyers are mostly families who want a freestanding home or a semi within walking distance of the beach, and once people arrive they tend to stay for a long time.
That makes them competitive markets. Good homes often sell before or soon after they reach the portals, which is where my relationships with the local selling agents make the biggest difference.
From a colonial estate to a family beach.
Bronte takes its name from the Bronte estate. The most likely origin is Lord Nelson, who was made Duke of Bronte in 1799. Bronte House, a Gothic style home above the beach, was finished around 1845 for the barrister Robert Lowe and still stands today.
In 1886 the government set aside the gully and beachfront as a public park, and the ocean baths were built at the southern end in 1887. Once the tram reached Bronte Beach in 1911, it became the family beach it still is today. Waverley Cemetery, opened in 1877, sits on the clifftop between the two suburbs.
Clovelly was known as Little Coogee until 1913, when it was renamed after the fishing village of Clovelly in Devon, England. The tram arrived the same year and ran until 1957. Clovelly Surf Life Saving Club, founded in 1906, is one of the oldest surf clubs in the world.
The pockets I know.
Each part of these suburbs suits a different buyer. This is how I think about them.
Beaches, schools and getting around.
- Beaches and pools. Bronte Beach and Bronte Baths, Tamarama Beach a short walk north, Clovelly Bay, Gordons Bay and the Bondi to Coogee coastal walk.
- Parks. Bronte Park and the gully, plus Burrows Park in Clovelly for weekend sport.
- Schools. Local primary schools include Bronte Public School, Clovelly Public School and St Anthony’s in Clovelly. Some of Sydney’s best known private schools are right next door in Waverley, including Waverley College, St Catherine’s School and St Clare’s College.
- Shops and cafes. The Bronte Road cafe strip opposite the beach, Macpherson Street in Bronte and the small village centres along Clovelly Road.
- Getting around. Buses run to Bondi Junction station and the city. Bondi Junction shopping and trains are a few minutes away.
What I tell buyers here.
- Be ready before you look. Have finance approved and a solicitor lined up. Family homes here can sell within days, sometimes before the first open home.
- Ask about off market. Many of the best homes in these suburbs sell quietly. Being known to the local agents matters more than watching the portals.
- Check what you can build. Parts of both suburbs fall in heritage conservation areas. If you plan to renovate or rebuild, the council controls are worth understanding before you commit.
- Look closely at coastal homes. Salt air is hard on older buildings. A thorough building and pest inspection is a must, and for apartments, so is a close read of the strata reports.
- Think about parking and stairs. Many streets are steep and narrow. Off street parking and level access add real value when you sell later.
