Suburb guide

Buying in Mosman.

A leafy harbour peninsula of family homes, quiet bays and beaches, from Balmoral to Mosman Bay.

My view

Why families love Mosman.

Mosman is one of the most popular family suburbs on the North Shore, and I know it very well. Buyers come for the harbour beaches, the bushland, the schools and the village feel along Military Road.

Homes range from Federation and Californian bungalow houses to grand waterfront homes and apartments with harbour views. Most of the peninsula is quiet and residential, with water never far away.

Value moves a lot within Mosman. Views, the walk to a beach or school, and how close a home sits to Military Road can make a big difference to price.

A little history

From a whaling station to a harbour village.

Mosman is named after Archibald Mosman, who with his twin brother George was granted land at Mosman Bay in 1831 and ran a whaling station there. The Barn on Avenue Road is the only building left from it.

The headlands have a long military history, from the forts at Middle Head to the submarine miners’ depot at Chowder Bay. Mosman became its own municipality in 1893, separating from North Sydney.

Taronga Zoo opened on the harbour in 1916, its name taken from an Aboriginal word meaning beautiful view. As ferries and trams improved, Mosman grew into the family suburb it is today.

Where people buy

The pockets I know.

Mosman has many distinct pockets, each with its own feel.

Balmoral slopesFamily homes on the hillside above Balmoral Beach, many with views across the harbour to the heads. It is one of the most sought after parts of Mosman, with the beach, cafes and bathers pavilion a walk away. Steep blocks and long stairs are common here.
Mosman Junction and the villageHouses, semis and apartments near Military Road, the shops and the buses to the city. It suits buyers who want to walk to everything. Homes right on the main road can be noisy, so the exact street matters.
Beauty Point and the Spit sideLarger homes on quiet streets running down to Middle Harbour, many with water views. It feels peaceful and green, close to Balmoral and the Spit. Some homes sit on steep land with tricky access.
Clifton Gardens and Chowder BayA quiet pocket near the harbour beach, the bushland and the old military sites. It suits families who want space and nature. Homes here come up rarely and are keenly sought.
Mosman Bay and the Cremorne sideHomes near the ferry at Mosman Bay and the harbour walk to Cremorne Point. It suits buyers who commute by ferry. Waterfront and water view homes here are rare.
Living here

Beaches, schools and getting around.

  • Beaches and parks. Balmoral Beach, Edwards Beach, Clifton Gardens, Middle Head and the harbour bushland walks.
  • Schools. Mosman Public School, Mosman High School and Mosman Prep are local, with Queenwood in Mosman and Shore, Wenona and Loreto Kirribilli a short drive away.
  • Shops and cafes. Military Road and Mosman Junction, the Balmoral beachfront cafes and Spit Junction.
  • Getting around. Ferries from Mosman Bay and Old Cremorne, express buses along Military Road to the city and Wynyard.
My buying tips

What I tell buyers here.

  • Be ready to move. Good family homes in Mosman often sell before auction. Have your finance and solicitor ready before you start looking seriously.
  • Ask about off market. Many homes here sell quietly, so relationships with local agents matter.
  • Think about the slope. Much of Mosman is hilly. Level access, a flat garden and off street parking add real value.
  • Views need protection. A harbour view is only as good as its protection, so it is worth understanding before you pay for it.
  • Traffic matters. Military Road is busy at peak times. Proximity to it can affect both lifestyle and resale.
