Buying in Balmain & Rozelle.

A historic harbour peninsula of sandstone cottages, terraces, pubs and ferries.

My view

A village surrounded by water.

Balmain and Rozelle are two of the most loved suburbs in the inner west, and I know them very well. They suit families, professionals and downsizers who want village life with the harbour on three sides.

Homes range from sandstone workers’ cottages and Victorian terraces to waterfront homes in Birchgrove and warehouse apartments. Darling Street links it all, from Rozelle’s markets to Balmain’s pubs and the ferry.

Water views, peace and quiet, and parking all add real value on this busy peninsula.

A little history

From a surgeon’s grant to a harbour village.

Balmain is named after William Balmain, the colonial surgeon who received a 550 acre grant here in 1800. Through the 1800s it became a busy working harbour suburb of shipyards, wharves and pubs.

Rozelle was part of the same grant. The name may come from the rosella, and the area was officially named Rozelle in 1892. Nearby, the Callan Park estate opened as a hospital in 1885.

From the 1960s, buyers began restoring Balmain’s cottages and terraces, and the Balmain Association was formed in 1965 to protect the area’s heritage. Today the old maritime suburb is one of Sydney’s most sought after villages.

Where people buy

The pockets I know.

Each part of the peninsula has its own character.

Balmain EastCottages, terraces and apartments near the ferry, with city and harbour views. It suits ferry commuters. Views and parking vary greatly here.
BirchgroveQuiet streets of larger homes near Birchgrove Oval and the waterfront. It is one of the most sought after pockets in the inner west, with very few homes for sale.
Darling Street villageTerraces and cottages near the shops, pubs and schools. It suits buyers who want to walk everywhere. Weekend crowds affect some streets.
RozelleTerraces, cottages and apartments near the markets, Callan Park and the new parklands. It is often better value than Balmain, though major road works nearby are worth understanding.
Living here

Parks, schools and getting around.

  • Parks and water. Birchgrove Oval, Elkington Park and Dawn Fraser Baths, Mort Bay Park, Callan Park and the new Rozelle Parklands.
  • Schools. Balmain Public, Nicholson Street Public, Rozelle Public and Birchgrove Public are local, with Sydney Secondary College Balmain campus nearby.
  • Shops and cafes. Darling Street from end to end, the Rozelle and Balmain markets and plenty of historic pubs.
  • Getting around. Ferries from Balmain, Balmain East and Birchgrove, and buses to the city.
My buying tips

What I tell buyers here.

  • Check heritage controls. Much of Balmain and Rozelle is in heritage conservation areas, which affects renovations.
  • Parking is precious. Off street parking adds real value on this narrow street peninsula.
  • Think about the commute. Ferry access is a big plus. Road travel to the city can be slow at peak times.
  • Understand the road changes. The new roads around Rozelle have changed traffic on some streets, which can affect noise and value.
